The Property Consultancy was formed to service £500,000 and upward differently. Our philosophy is underpinned by quality and clarity—we are thoughtful about the properties that we list, vetting them for reduced risk and discovering the needs of the seller and buyer to produce robust transactions that eliminate stress and hassle for all parties.

Approvals:

The approval process for sellers is thorough but enjoyable. The agents will discuss the nature of the listing, from listed buildings to new homes, to direct the approval and onboarding. This will often involve questions about works performed, the roofing status, energy, and flooring of the property, to certification and memberships for brand-new developments. Surprises found in surveys are among the top three reasons sales fall through, and our approval process aims to mitigate this as much as possible. We have a board of buildings and chartered surveyors who have consulted on this intelligent approach.

Once a property is approved, our managing agent will research the aspect, features, light changes, and uniqueness of your property. We do this to share information with prospective buyers and soon-to-be owners accurately.

Discovery:

We use thorough discovery sessions with both sellers and buyers to completely understand and consult on your transaction. Our agents work in a one-to-one style, meaning that you have a relationship with us throughout this process.

Our agents ' concern is to thoroughly understand the reason, status, and requirement, and focus on your transaction. The discovery session is held over the phone or with online video conferencing and it is a one-hour onboarding.

We also perform checks that align the financing for purchases and desired timelines, in order to eliminate any problems with mortgages or transaction types - as this is a common reason for transactions falling through. And also to verify the ways that we can align transactions with big events in your calendars, such as a relocation overseas or a family member joining your home.

Style:

The listing approach of The Property Consultancy is to focus on aesthetic imagery and video. We are not big fans of overexposed images and endeavor to use the highest quality visuals to showcase your home in the nature that it is. We do this to keep expectations and reality as closely aligned as possible while supplementing your property listing with neighbourhood and location content on our website. This also ensures that people viewing the property are better matched and understanding of the property they will review.

Our agents work in a one-to-one approach so that your transaction details are followed to the finest detail. Your agent will manage your communications and your viewings, so there is a thorough information track and accurate understanding of the listing status. We work digitally and with data capture, so you are not burdened with the unnecessary task of answering the same questions time and time again.
